Driskill Realty provides excellent service to our Landlord clients. We do not provide Property Management which is a separate license, but we do provide the following:
- Assessing the property and counsel Landlord on proper pricing
- Prepare Listing Agreement and properly pay Tenant Agents so they will “want” to show your rental
- Professional Photography. We will NOT use tacky DIY mobile phone photography to save money. Our reputation is on the line.
- Quality Listing on MLS with room sizes filled out. Listing on Zillow, Trulia, Realtor.com, Hotpads and over 30 other websites.
- Attach Keybox onto the front door. Use professional Showing Service to schedule showings. Landlord/Tenant approved.
- Showing of the property to prospective Tenants
- Screening of potential Tenants all while maintaining HUD Fair Housing Guidelines
- Counsel to the Landlord on Tenant Selection
- Preparation of the Lease. Carefully crafted Pet Agreements. We use exclusively Texas Association of Realtors Lease and Pet Agreements.
- Collection of Security Deposit, First Month’s Rent and any Pro-Rated Rent. All as cashiers checks or electronic funds transfer made out to the principal and delivered to principal in 3 business days or less.
- Attend tenant key delivery. Take picture of Tenant holding the Executed Lease. Deliver Executed Lease to all parties as required.
- Perform Inventory and Condition Form Checkout.
